If you have time today, please pray and/or send white light for two situations with real estate contracts. One is contingent on the wife-to-be receiving an offer to teach at a Christian school. She is supposed to hear by today or tomorrow. Please pray that she receives the letter of employment needed so that she can get her loan. The second is due to an overzealous home inspector who frightened my buyers half to death, saying words like "mold" when it is actually a small patch of mildew in the crawlspace, and saying there "may be" structural damage (he is covering his own butt from future lawsuits.) Our resulting Amendment insulted the seller. I think I have reached detente between everyone, but will be faxing the counter to my buyers. Please pray that they SIGN THE COUNTEROFFER. It is a great house and there is a backup offer ready to grab it if they don't sign. Thank you so much!!!

Still need prayer. Have not heard on the job situation for the first client, and have to go to the house tomorrow with a contractor hired by my other clients who will be a neutral party evaluating the issue. Everyone on all sides is mad at the others and this deal is on life support. The thing is, I think everyone is overreacting and this is the right house for my clients. Please continue prayers and white light...not that this is the reason I want it to go through, but I have been working with these clients for a long while and spent some money and lots of time, and I thought my hard work was finally going to be paid off with a commission check. The tough thing about being a realtor is that you work for free until the closing table.

UPDATE UPDATE!!! The deal on life support has survived!!! I went over there personally with the contractor and went in the crawlspace and in the attic. The seller had reinforced the floor joists in the crawlspace with concrete pillars. all is well and the few other issues seem to have been resolved. I'm just waiting to receive the signed counteroffer and will fax to the other agent, and we are good to go! Thank you so much. On the other issue, things are not so good. Not only did the letter not arrive, the headmaster of the Christian school said he has someone else to interview and will "update" her on Friday! We need to know BY Friday that she got the job, or no mortgage! Send more of the TDK white light and prayers, please~

Buttercup, when I opened the crawlspace door, I saw what appeared to be a lever above the doorway. I almost reached for it, but then it stuck it's tongue out at me! It was a black snake hanging from the beams! It slithered away quickly because they are more scared of us then we are of them, you know. I think it was a King snake--they are actually very beneficial, not poisonous and kill mice and rats.

There was a third deal going on, the two guys I took out last week that were so much fun. We made an offer on a bank-owned property. They wanted to offer $185,000 (asking price was $195,000, originally $205,000) but seeing it was bank owned, I said let's try $165,000. They'll probably counter, but maybe not. The bank accepted our offer! Folks, this is why you should ALWAYS use a Realtor if you are buying. It costs nothing, since the seller pays commission. These guys had been riding around looking at new neighborhoods on their own before hooking up with me--and would have offered $185,000 and thought they got a deal. Going with an agent saved them 20 grand.
